Construction
- Energy Star certified construction.
- Steel beam construction with 2″ x 6″ exterior framed walls.
- 3/4” sub-flooring throughout – glued, nailed, and screwed.

- Precast stone house numbers set into exterior wall.
- Maintenance-free Energy Star rated vinyl casement windows including Low E throughout fully caulked.
- Basement windows to be sliders with Low-E.
- Premium steel paneled sectional roll-up garage doors equipped with heavy-duty springs and glass inserts as per elevation.
- Entire lot to be professionally graded and sodded as per approved engineering drawings.
- Driveway to have basecoat asphalt. Final coat by owner.
- 24” x 24” precast concrete slab walkway to front door entry, & precast step where required by lot grading plan.
- Two exterior taps; 1 at rear yard, 1 in garage.
- All opening windows and patio doors are complete with Screens.
- Where decks are required due to rear lot grade conditions (Look-outs), a 4′ × 6′ deck with stairs to grade is included.

Interior

- 3/4” x 1-1/4″ prefinished hardwood flooring throughout the main floor, excluding tiled areas, and 40 oz. (total weight) broadloom in loft area and 2nd floor bedroom(s) with 12 mm under-pad.
- Natural oak staircase with oak veneer stringers and elegant oak handrails with 1-3/4” pickets in natural finish, to finished areas, as per plan.
- Elegant Classique doors throughout with 2-3/4” Colonial casing on all windows, doors and main floor archways, as per plan.
- 4 – 1/8” Colonial baseboard throughout including doorstop moldings in all tiled areas.
- All drywall applied with screws, using a minimum number of nails.
- Single coat of primer and single coat of quality latex paint on interior walls.
- All interior doors & trim primed and painted semi-gloss white.
- Smooth ceilings throughout finished areas, as per plan.
Electrical
- 200 Amp service in accordance with local utility standards.
- Decora style switches and receptacles throughout with receptacles in all bathrooms connected to ground fault interrupter.
- Rough-in conduit in garage for future electric car charging port.
- Rough-in conduit for future roof solar panels.
- Light fixtures in each room and areas with 3-way switches where required by code.
- Waterproof recessed light in ensuite shower.
- Receptacle beside vanity in all bathrooms where possible.
- Heavy-duty receptacle for stove.
- Dedicated electrical outlet for refrigerator.
- Split electrical outlets at counter level for small appliances.
